Mississauga Market Update: Prices Ease 4% as Sales Slow

Mississauga’s residential real estate market showed signs of modest cooling in September 2026. The median sale price was $867,500, representing a 4.0% decline compared with the same month last year. While monthly pricing moved higher from August’s $842,000, the annual trend points to continued affordability improvements for buyers who are prepared to act.

Sales activity also softened. A total of 468 homes sold in September, down 6.0% year over year. This reduction suggests that buyers may be taking more time to evaluate options, while sellers may need to compete more carefully for attention in a less active marketplace.

For buyers, the current environment creates an opportunity to negotiate thoughtfully and compare properties without the same urgency seen in a highly competitive market. For sellers, accurate pricing, strong presentation, and a clear marketing strategy are increasingly important to attract qualified offers.
